Our Policies

To maintain the atmosphere and comfortable environment we work so hard to create, there are policies in place to assure all guests have the stay they intend to have at The Oaks.

Please take the time to review them as they are there for the comfort and relaxation of everyone who stays with us.

  • No candles

  • No incense

  • No burning

  • No smoking anywhere on the property or within the building

  • No smoking outside windows of The Oaks

  • No alcohol on the grounds in building or consumed in B&B rooms

  • No open or concealed firearms

  • Quiet policy; TV/movies, music any audio, use headphones or earbuds

  • No noise in the hallways

  • Quiet hours are 10:00 p.m. to 8:00 a.m.

  • Staff only is permitted in the kitchen

  • No leash greeting with dogs

  • All dogs MUST be leashed at all times when outside of private suites

  • Do Not greet or approach dogs prior to owners' consent

  • NEVER give dogs treats in common areas (your dog or any other dog)

  • Dogs not crate trained are not to be left in a crate alone for extended times Do not leave dog(s) unsupervised in room if destructive or has separation anxiety

  • Dogs cannot cause noise disruption at any time affecting other guests

  • The Oaks Management retains the right to ask a guest to leave with their dog or arrange alternative arrangements if needed

  • The Oaks Management reserves the right to ask a guest to leave due to the following:

    • Expressed judgment of others, unkindness towards other, discrimination of others, verbal abuse, confrontation, uncontrolled animal behavior damaging property of The Oaks of any kind, disruption to other guests, lighting flames, burning anything, alcohol consumption and or serving on grounds or withing building, the prevention or inhibiting of others experience or stay at The Oaks, any form of threatening or violent behaviour, possessing firearms open or concealed, possession of or use of any illegal substances. Guests will be asked to leave voluntarily. If a cooperative departure from The Oaks does not happen the police will be called to conduct removal or 911 will be called and the person(s) will be removed.

Cancellation Policy

As stated on all inoices

 

Thank you for choosing The Oaks to be "Your Home Away From Home".

 

1. Upon receipt of this invoice, a 50% deposit of the full amount or full payment is due.

2. Check-in is at 4:00 pm ET Check-out is at 11:00 am ET

3. All cancellations must be provided with a minimum of 5 business days prior to the booked arrival date. 4. Business hours are 9:00 am - 5:30 pm Mon-Fri.

5. Cancellations with 5-2 business days' notice-the 50% deposit fee will be retained as an administrative fee, less than 48 hours the full booking costs  will be retained/charged.

6. For room or schedule modifications within 5 days prior to the arrival date, there is a $100 administration fee.

7. If you have special dietary requirements please let The Oaks Management know 48hrs in advance of your arrival.

8. The Oaks is a pet-friendly B&B. Our kitchen serves food containing nuts, dairy, meat, and gluten. We do not guarantee an allergy-free environment but will do our best to assist in your comfort. We look forward to meeting you In appreciation The Oaks Management
